Questions Every CDA Condo Buyer Must Ask
Questions you need answered before you make an offer — that many buyers only discover after closing.
What is the reserve study, and is the HOA adequately funded?
A reserve study projects the cost of major future repairs and how well-funded the HOA is to cover them. Underfunded reserves could mean a special assessment — a surprise bill to all owners — is coming.
Is this building FHA or VA approved?
Many condos in Coeur d Alene are NOT FHA or VA approved. This matters enormously for resale: non-warrantable condos limit future buyers to cash or conventional loans only, shrinking your buyer pool.
Can I rent it out? What about Airbnb or VRBO?
Short-term rental rules vary dramatically — even within the same complex. Some buildings may allow nightly rentals freely. Others prohibit rentals under 30 days. The City of CDA also has STR licensing requirements. If rental income matters to your purchase, you must confirm the exact rules before you commit.
What exactly do the HOA dues cover?
It varies widely. Some buildings include water, trash, exterior maintenance, pool, and gym. Others cover only exterior insurance and snow removal. Always request a full dues breakdown and compare it against comparable buildings.
Are there any pending special assessments or litigation?
Sellers must disclose known assessments, but early-warning signs often appear in HOA meeting minutes — roof discussions, elevator service issues, legal disputes — before formal assessment. Request board meeting minutes and the current operating budget.
What are the pet, parking, and lease policies?
Some buildings restrict pet size or breed. Some have minimum lease terms (no leases under 6 months). Parking assignments, storage, and EV charging rules also vary. If these matter to you, they need to be confirmed before you fall in love with a unit.
